Many smaller companies do not have their own construction departments or in-house project managers and even larger companies find it more cost effective to outsource these requirements. A "client side" construction manager is the owner's representative for all construction activities from remodels and relocations to the building of new facilities. We work for you and look out for your interests.

Some of the services we provide are:

• Conduct site surveys of new and existing facilities with other design team members such as the architect and engineer.
• Review design drawings and specifications
• Develop "phasing" plans for remodels of existing facilities to ensure minimal disruption during business hours
• Pre-qualify general contractors, vendors and other team members
• Prepare bid documents including scope of work and construction schedule
• Facilitate bid procurement
• Answer RFIs (requests for information) in a timely manner
• Compile line by line bid analysis with recommendations for cost savings
• Negotiate contract and award
• Represent owner in meetings with building departments, local and state government
• Issue work authorizations
• Monitor construction progress with weekly conference calls between key players such as the architect, general contractor and vendors.
• Perform regular site inspections to ensure compliance with drawings and specifications, monitor schedule, and capture project milestones using digital photography
• Maintain quality control
• Publish field reports to key players
• Review all change order requests
• Submit purchase lease requests
• Monitor actual costs versus estimated costs and calculate variance
• Attend final punch walk with architect and facilities manager
• Ensure punch list items are corrected in a timely manner
• Compile warranty and maintenance manuals
• Turn premises over to facilities manager
• Complete project closeout
